樸實的smuntz兄弟，ernie和lars ，在他們的父親去世以後，驚奇地發現他們的遺產是一棟又破又舊、毫無價值的房子。不過，情況並不非常糟。事實上，這棟搖搖欲墜的建築是一件價值幾百萬的建築美學上的傑作。
但是正當老實的smuntz打算將這房產變賣時，他們遇到了一個小問題——他們的房子裡有一隻小老鼠。而且看上去，這個小房客並無搬遷之意。於是一場人鼠打戰開始了……啊！
兩個成年人對一隻小老鼠——老鼠哪有獲勝的希望？在堅壁清野，「慘無鼠道"的大搜捕後，ernie和lars的最佳捕鼠器只抓到了他們自己。而在與這隻意志堅定的小老鼠的戰鬥中，這棟古老的藝術精品樓眼看著就要支援不住了……
